The Government has announced yet another round of significant increases to planning application fees in England. These are set to take effect from 8 December 2026 (having already increased them in April 2026, and almost doubling them in 2025). The government seems to eager to make the planning portal and planning function self-funding. A householder application has more than doubled in cost since 2023, which is in addition to the planning portal submission fees. We’ve produced an overview of the key increases as a useful guide.
Key fee increases
The new regulations will see all existing fees payable to local planning authorities increased. Remember these are in addition to the planning portal submission fees, the gateway that Councils use for the submission of planning applications.
Some of the most notable rises include:
- Certificates of Lawful Use or Development
- Standard application fee rises from £293 to £360.
- For larger developments (over 49 dwellinghouses), the fee is now £799 per dwellinghouse for the first 49, plus £237 for each additional dwellinghouse, capped at £513,512.
- General Permitted Development Order Applications
- Fees for GPDO Applications are increasing between 29-43% dependant on the provision
- Applications relating to new dwellinghouses now attract £638 per dwellinghouse for the first 49, plus £185 for each additional dwellinghouse above 49.
- Monitoring of Mining and Landfill Sites
- Annual monitoring fee increases from £496 to £607.
- Additional monitoring fee rises from £165 to £202.
- Confirmation of Compliance with Planning Conditions
- Fee for a single condition rises from £86 to £125.
- For multiple conditions, the fee increases from £298 to £435.
- Non-Material Changes to Planning Permission
- Minor amendment applications rise from £43 to £53.
- Other non-material change applications increase from £293 to £360.
- Certificates of Appropriate Alternative Development
- Fee increases sharply from £293 to £964.
- Planning Applications (Selected Examples)
- Outline planning permission for dwellinghouses (per 0.1 hectare): from £578 to £719.
- Full planning permission for fewer than 10 dwellinghouses: now £752 per dwellinghouse.
- Full planning permission for 10–49 dwellinghouses: now £818 per dwellinghouse.
- Enlargement or alteration of a single dwellinghouse: now £575.
- Advertisement consent: from £165 to £192.
Additional Changes
- New flat fee for applications for permission in principle: £825.
- Annual indexation of fees will apply from 1 April 2027.
- Transitional provisions ensure that applications made before 8 December 2026 are not subject to the new fees.
