Following a visit from an enforcement officer regarding a separate matter, our client was asked to submit a retrospective planning application to regularise other existing structures close to the site. This unexpected requirement presented potential complications and costs if not addressed properly.

AssetSphere’s strategic approach

Our specialist planning expertise enabled us to thoroughly review the buildings and structures in question. Through careful assessment, we successfully narrowed the scope of those requiring planning permission to just a single livestock building and concrete area.

A shipping container was also included in the retrospective planning application to prevent enforcement action being taken against the client. This eliminated the potential need for a costly and time-consuming appeal process. Our strategic simplification of the application also substantially reduced costs for our client in the long term.

A prompt resolution avoided further additional cost

The application was prepared and submitted within the timescale specified by the enforcement officer. Once submitted, approval was secured quickly and without complication.

A condition attached to the consent required details of proposed rainwater tanks to be submitted within three months. AssetSphere ensured the matter was dealt with within the required timescales – and ahead of an increase to planning fees on 1 April 2025.

The application has now been approved. The project demonstrates AssetSphere’s ability to efficiently navigate enforcement challenges while minimising costs and complications for our clients.
