A new client approached AssetSphere to prepare a householder planning application for a single-storey rear extension at their home in Sherborne, Dorset. This required careful consideration due to the presence of Tree Protection Orders and the property’s location within the Sherborne Conservation Area.

Addressing the challenge of Tree Protection Orders

Three trees in the rear garden were subject to Tree Protection Orders (TPOs), which added complexity to the planning process. And due to the height, protected status and proximity of one tree to the proposed extension, Dorset Council required a full tree survey, impact assessment and method statement.

AssetSphere coordinated with Hellis, a local Sherborne business specialising in arboriculture and landscape services. They expertly completed the required tree assessments on our behalf. When the Tree Officer requested existing and proposed utility plans, these were promptly provided and helped limit pre-commencement conditions to just a site meeting.

All design and drawing work was prepared by CG Architectural, based in Sturminster Newton. AssetSphere have collaborated with Colin Giles on many projects, and highly recommend his services for planning, building control and construction design.

Our collaborative approach yielded excellent results. The Planning Officer applied no further conditions, allowing the client to proceed without needing a discharge of conditions application. This streamlined process saved the client both time and additional costs.

This successful Planning Approval highlights the importance of thorough preparation and expert collaboration. Together, this helps navigate the often-complex planning requirements within conservation areas – particularly when Tree Protection Orders are involved.
