Assetsphere recently had a great success with a resubmitted Class Q application being granted Prior Approval.

An existing client entrusted us with the task of preparing and submitting a prior approval application for the change of use and conversion of three redundant agricultural buildings into five dwellings. This complex process required AssetSphere to collaborate closely with local professionals to meet the stringent requirements of the General Permitted Development Order (2015, as amended).

Our team coordinated the provision of a structural surveys, an ecological survey, and architectural drawings, ensuring that each aspect of the application was carefully managed.

Despite our thorough preparation, the initial proposal faced a setback when the local planning authority assessed the Class Q application. A refusal was issued, based on the assessment that more information was required regarding the proposed partial demolition of Building 1. Also, Building 3 was not deemed suitable for conversion without significant new structural elements (a new floor).

We took swift action, and upon receiving further instructions from our clients, we worked with the structural engineer to provide the additional information required, to confirm that Building 1 would remain structurally stable with the limited partial demolition proposed. We also compiled persuasive case law to address the concerns regarding the proposed new floor in Building 3. The proposals were then resubmitted.

The council accepted the additional information regarding Building 1, but were not persuaded in the case of Building 3 and indicated that they would refuse the application. Proactively, we then acted quickly to suggest the proposals were amended to omit Building 3.

Both the client and the council accepted this approach, which secured an approval where a further refusal had been possible. Therefore, we are pleased to announce that consent was secured for converting two buildings into 4 dwellings (1 larger, 3 smaller). This marks a successful outcome for our clients and is a testament to our dedication and expertise.

This achievement underscores AssetSphere’s ability to navigate complex planning processes and deliver results that align with our clients’ objectives.
